Built for British Columbia

Kelowna metal roofing: a roof that cannot rust.

BC is a coastline, a rainforest, a snow belt and a fire zone, sometimes on the same drive. Here is what an Interlock® aluminum roof does about each.

Salt air

Aluminum cannot rust

There is no iron in aluminum, so there is nothing to rust. It forms its own thin oxide layer, which re-forms if the surface is scratched. That is why it is the metal for oceanfront homes, island cabins and anywhere the wind carries salt.

Wildfire

Class A Fire Rated Available, as a complete assembly

Under ASTM E108 a fire classification belongs to an assembly, not a panel. On our roofs Class A is achieved with two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood, and the aluminum itself does not ignite. Ask us to quote the assembly if your home backs onto forest or grassland.

Reflectance

Reflectance, rated colour by colour

Most Alunar® colours are rated by the Cool Roof Rating Council (CRRC), which publishes each colour's solar reflectance (0.25 to 0.44 when new) and thermal emittance (0.83 to 0.86). Lighter and metallic colours reflect more. The Alunar® finish is warranted for 30 years.

Energy

Colour and summer heat

Lighter colours absorb less summer sun than dark ones. What that saves depends on climate, colour, insulation and attic ventilation, so we don't quote a figure.

Solar

The roof to put solar on

A solar array lasts 25 to 30 years. Put it on an asphalt roof and the panels often have to come off and go back on when the roof wears out underneath them. On an Interlock roof they come off at the end of their own life, not the roof's. Standing Seam takes clamp mounts with no holes drilled; the other profiles use mounting hardware made for metal roofing. At roughly 2 to 3.5 kg per square metre the roof leaves more of the structure's capacity for the array, and your solar installer confirms the framing.

Wind

Locked on four sides

Interlock panels lock to each other on all four sides, with no exposed fastener for a storm to work at. Wind resistance is warranted to 193 km/h (120 mph) installed to manufacturer specification.

Coastline: Province of British Columbia, Coastal Marine Strategy ↗ gives "more than 26,000 kilometres"; federal mapping gives 25,725 km. Product figures are the manufacturer's: interlockroofing.com ↗

    Why aluminum roofing, for Kelowna

Fire seasons, dry heat and hillside snow, and how an aluminum roof handles each.

    Wildfire

Two fire seasons the valley remembers

Lightning started the 2003 Okanagan Mountain Park fire, which burned 25,912 hectares and destroyed 239 homes. In August 2023 the McDougall Creek fire destroyed 70 homes in West Kelowna, three in Kelowna and two in Lake Country. On our roofs, Class A Fire Rated is available, as a complete assembly, and the aluminum itself does not ignite. No roof is fireproof, so we check gutters and vents with you as well.

    Dry heat

    Little rain, long summers

Kelowna International Airport records only 386.9 mm of precipitation in an average year (1981–2010 normals), and its record high is 45.7 °C. Long, dry summers are hard on roofs made of wood or asphalt. Heavy-gauge aluminum has neither, so there is nothing on the roof to dry out, crack or split in the sun.

    Snow

    Winter on the hillside streets

The airport station also averages 89.0 cm of snow a year. Snow comes off a metal roof quickly, which matters on the sloped lots of Dilworth Mountain, Black Mountain and Glenrosa, where a driveway or deck often sits right below the eaves. We mark where snow guards go when we measure the roof, so they are part of the price from the start.

    Wind

Wind that carried fire across the lake

High winds made the McDougall Creek fire expand rapidly, and on the night of August 17, 2023 it jumped Okanagan Lake, starting new fires near Glenmore Highlands and Okanagan Centre. Interlock® panels lock on four sides and are warranted to 193 km/h (120 mph) installed to manufacturer specification. On exposed lakeside and hilltop lots we give the ridge, eaves and flashings extra care.

    Recycled

    Up to 95% recycled aluminum

And the last tear-off your house is likely to need.

    Straight answers

    Kelowna roofing questions, answered plainly.

    All of our answers ↗

    Which communities does kelownametalroofing.com cover?

Kelowna, West Kelowna and Lake Country. In Kelowna that includes Glenmore, Rutland, the Mission, Pandosy, Kettle Valley, Black Mountain and Dilworth Mountain; in West Kelowna, Westbank, Glenrosa, Rose Valley, Shannon Lake and Lakeview Heights; in Lake Country, Winfield, Oyama, Okanagan Centre and Carr's Landing. The rest of the Okanagan and the Shuswap are covered at okanaganroofing.com, by the same company and crews.

Do you install metal shingles and aluminum shingles in Kelowna?

Yes. Interlock® Slate, Interlock® Cedar Shingle, Interlock® Shake and Interlock® Mediterranean Tile are all interlocking aluminum shingles, and we also install Interlock® Standing Seam and solid copper. They go on roofs with a slope of 3/12 or steeper. Our crews take off the existing roof and install the new one; we don't do asphalt work or small repairs.

Does an aluminum roof help during a Kelowna wildfire season?

It takes one fuel source off the house. Aluminum does not ignite, and Class A Fire Rated is available, as a complete assembly: two layers of GAF VersaShield® over 12 mm (15/32-inch) plywood, tested to ASTM E108. The Kelowna area has lost homes to the 2003 Okanagan Mountain Park fire and the 2023 McDougall Creek fire. No roof is fireproof, and FireSmart BC advises clearing gutters and screening vents with three-millimetre non-combustible mesh.

Who issues roofing permits in Kelowna, West Kelowna and Lake Country?

Each municipality runs its own building department: the City of Kelowna, the City of West Kelowna and the District of Lake Country. A straight roof replacement and work that changes the roof structure are treated differently, and the details vary between the three. We check what applies to your address, along with any strata approval, before the crew is booked.

What does a metal roof cost in Kelowna?

Start with our metal roof cost page, which lists price ranges by profile from our own BC contracts. Every roof is priced on its own structure and conditions, so treat those numbers as a rough guide only. An accurate written price needs a roof consultation, either on Zoom or in your home.

What does "Kelowna's Best Roof®" mean?

It is a brand name. Best Roof® is a registered trademark of I.E.L. Manufacturing Ltd., and "Kelowna's Best Roof®" names the same Interlock® aluminum roof our BC company installs across the province. It is not a ranking or an award.
